Holladay has more homes for sale, but fewer deals are closing
The one fact that changes what you should do right now: the Real Estate Data Aggregator counted 199 homes for sale across Holladay in the three months ending August 31, 2026, up 20.6% from a year before. At the same time, only 141 homes actually sold, down 14%. More choices for buyers means more competition for sellers.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Holladay is part of that same pattern. More supply, fewer closings.
Rates are adding pressure too. Realtor.com reported mortgage rates climbed above 7% for the first time since January 2025. CNBC cited a Fannie Mae forecast of 7.4% for the fourth quarter of 2026. That keeps some buyers on the sideline.
Realtor.com also reported that price cuts hit 20.8% of listings nationally in September 2026, the highest share since October 2022. That is worth knowing before you pick a list price.
The two ZIP codes tell different stories
Holladay covers two ZIP codes, 84117 and 84124, and they are not moving the same way right now.

| Change in median price | down 22.6% | up 8.5% |
| Homes sold | 73 | 68 |
| Homes for sale | 124 | 75 |
| Months of supply | 5.2 | 3.4 |
| Median days on market | 38 days | 38 days |

The median sale price in 84117 came in at $620,000, down 22.6% from the same period in 2025. That is a real dip, not a small one. Months of supply hit 5.2, up 2.7 months from a year before.
One bright spot in 84117: homes that did sell moved a little faster. The Real Estate Data Aggregator put the median days on market at 38 days, 7 days shorter than a year ago. And 17.8% of homes sold above list price, up 5.3 points from 2025. Not every home is sitting.
ZIP 84124: steadier sales, tighter supply
In 84124, the Real Estate Data Aggregator counted 68 homes sold in the three months ending August 31, 2026, unchanged from a year ago. That steadiness stands out when sales are falling elsewhere.

What this means for you
