More choices are showing up across much of the market
The big shift right now is supply. Redfin reported that home sellers outnumbered buyers by 62.6% across the U.S. in September. That pressure is showing up locally too. The Real Estate Data Aggregator counted months of supply at 7 in ZIP 84102 and 7.7 in ZIP 84101 for the three months ending August 31, 2026. More homes sitting means buyers have more to choose from. It also means sellers cannot count on every home moving quickly.
Where supply is highest
ZIP 84101 and 84102 carry the most supply in this market. The Real Estate Data Aggregator showed 7.7 months in 84101 and 7 months in 84102. Homes in 84101 sat a median of 71 days before selling. That is 12 days longer than the same period in 2025. In 84102, the median was 37 days, but inventory jumped 37.5% year over year. More homes, more competition for sellers.
The national picture behind these numbers
It is not just this market. The National Association of Realtors counted 1.60 million homes for sale across the U.S. in September 2026. Redfin put the estimated number of sellers at 1,510,784 in September, the most since March 2020. Buyers, at 928,892, were at their lowest level since 2013. That gap between sellers and buyers is real, and it is playing out here.
Where the market is still moving quickly
Not every ZIP code is sitting still. The Real Estate Data Aggregator found just 2.7 months of supply in ZIP 84104 and 84108. In 84121, nearly half of all homes, 48.9%, went under contract within two weeks of listing. Days on market there were just 30. In 84123, the median was 29 days. These pockets are moving at a different pace than the higher-supply areas.
What buyers are dealing with on rates
More supply helps buyers, but the cost of borrowing is still high. Freddie Mac put the average 30-year fixed rate at 7.40% as of October 15, 2026. Redfin reported the typical homebuyer's monthly payment hit $2,777, the highest on record except for the week before. More choices do not erase the cost of carrying a mortgage at these rates.
What this means for sellers right now
In the higher-supply ZIPs, pricing matters more than it did a year ago. In ZIP 84117, the median sale price fell 22.6% year over year to $620,000, according to the Real Estate Data Aggregator. Homes for sale there rose 59%. That is a lot more competition. In 84111, the median days on market stretched to 56, up 14 days from a year ago. Homes that are priced right and well prepared are still selling. The ones that are not are sitting longer.

| Median sale price | $545,000 | $552,883 | $433,300 | $620,000 |

A mixed picture on prices
Prices are not moving the same way everywhere. The Real Estate Data Aggregator showed the median sale price in ZIP 84108 rose 6.4% year over year to $990,000. In 84111 it rose 11.1% to $433,300. But in 84117 it dropped 22.6%, and in 84102 it fell 13.6% to $552,883. Supply alone does not tell the whole story. Each ZIP has its own mix of what sold and at what price.
