More choices are showing up across this market

By Connie Roller
Real estate, Primary market

The one thing that matters most right now: there are more homes to choose from. The Real Estate Data Aggregator counted homes for sale up 39.8% in ZIP 84117 and up 32.8% in ZIP 84115, for the three months ending July 31, 2026. More supply means buyers can take a breath. It also means sellers need to price carefully and show well.

Rates are not helping things move faster. Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. Realtor.com noted that rates crossed 7% in late September for the first time since January 2025. That slows some buyers down.

Nationally, Realtor.com reported active listings up 6.3% from a year ago, the fastest pace in at least six months. The National Association of Realtors put months of supply at 4.9 months, the highest in over ten years. What we are seeing locally fits that wider picture.

How inventory changed by ZIP code

The Real Estate Data Aggregator tracked homes for sale across every ZIP code in this market for the three months ending July 31, 2026. The numbers below show where choices grew the most, and where they pulled back.

Not every part of this market added inventory. The Real Estate Data Aggregator counted homes for sale down 21.3% in ZIP 84108, down 14.8% in ZIP 84123, and down 1.7% in ZIP 84121. Those areas stayed tighter.

What prices did in the three months ending July 31, 2026

The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Several ZIP codes here beat that pace. Others fell behind it.

How long homes are sitting

In most ZIP codes, homes are taking a little longer to sell than they did a year ago. The Real Estate Data Aggregator counted median days on market at 56 days in ZIP 84101, up 6 days from a year ago. ZIP 84111 sat at 50 days, up 3 days. ZIP 84092 was at 38 days, but that was 16 days longer than the same period in 2025.

A few ZIP codes moved in the other direction. ZIP 84115 dropped 10 days to a median of 28 days on market. ZIP 84104 fell 7 days to 28 days. ZIP 84103 came in 8 days shorter at 38 days. Those areas are still moving with some speed.

How many homes went under contract quickly

The share of homes that went under contract within two weeks of listing fell in most ZIP codes. Realtor.com reported pending sales down 4.1% year over year nationally as of September 30, 2026. That matches what the Real Estate Data Aggregator found here.

ZIP 84121 led the market. The Real Estate Data Aggregator found that 52.9% of homes there went under contract within two weeks, up 8 points from a year ago. ZIP 84104 was close at 51%, also up. ZIP 84101 was at the other end, with only 20% going that fast.

Where sellers are still getting close to list price

Even with more supply, most homes are selling near their asking price. The Real Estate Data Aggregator counted the average sale-to-list ratio at 99.6% in ZIP 84123 and 99.3% in both ZIP 84115 and ZIP 84047. Sellers in those areas are giving up very little. Realtor.com noted that price cuts hit their highest September readings since 2018 nationally. That pressure is real, but it is not showing up evenly across this market.

A look at months of supply

Months of supply tells you how long it would take to sell every home currently listed, at the current pace of sales. The National Association of Realtors put the national figure at 4.9 months, the highest in over ten years. Locally, the picture is mixed.

ZIP 84101 had 6 months of supply, though that was actually down 1.7 months from a year ago. ZIP 84108 had just 2.1 months, down 2 full months from 2025. ZIP 84121 sat at 2.7 months. Those tighter spots still favor sellers who price well.

What this means if you are thinking of selling

More homes for sale means buyers have options. They will compare your home to others nearby. Sharp pricing and clean presentation matter more now than they did a year ago. That is not bad news. It just means preparation pays off.

Some ZIP codes still move fast. The Real Estate Data Aggregator found that in ZIP 84121, homes sold in a median of 30 days and 52.9% went under contract within two weeks. In ZIP 84104, 51% went under contract that quickly. If your home is priced right for its area, buyers are still showing up.

What this means if you are thinking of buying

Freddie Mac put the 15-year fixed rate at 6.60% as of October 1, 2026. Rates are not low. But more homes for sale means less pressure to decide in hours. You can compare more carefully. Not every home sold above list price. In ZIP 84111, only 2.7% did. In ZIP 84101, 14.3% did. There is room to negotiate in some parts of this market.

In short
  1. The three months ending July 31, 2026 showed more inventory in many ZIP codes, prices moving in both directions, and homes taking a little longer to sell in most areas.
  2. Rates above 7% are slowing some buyers.
  3. Sellers who price carefully and prepare well are still closing.
  4. One street can read very differently from the whole ZIP code.
