More homes are for sale, but buyers are still moving in key parts of the market

The one number that matters most right now: months of supply. The Real Estate Data Aggregator counted just 2.7 months of supply in ZIP 84104 and 84108 for the three months ending August 31, 2026. In ZIP 84101, that same measure hit 7.7 months. Those two numbers describe very different markets, even though they sit in the same metro.

For sellers, the slower parts of the market mean sharper pricing matters more than ever. For buyers, more supply gives you more time to compare, but the tightest ZIP codes can still move quickly.

The National Association of Realtors reported that inventory nationally rose to 1.60 million homes in September 2026. That is a real increase. But the local picture is more mixed, and your ZIP code tells a different story than the national headline.

What the national picture adds

The National Association of Realtors reported existing-home sales reached 3.99 million units in September 2026. Nationally, existing-home prices rose 1.3% from a year ago. Freddie Mac put the average 30-year fixed mortgage rate at 7.32% as of October 22, 2026. That rate shapes what buyers can afford, and it is something both sides of a deal need to account for.

What this means for you

If you own in a ZIP code with 5 or more months of supply, like 84101, 84102, 84111, or 84117, pricing needs to be sharp. Buyers there have more homes to compare. Homes that sit too long tend to attract lower offers.

If you own in 84104, 84108, 84121, or 84123, the market is tighter. More than a third of homes in those areas went under contract within two weeks. That does not mean every home sells fast, but well-priced homes in good condition have a real chance.

In short
  1. Supply is up across most of this market for the three months ending August 31, 2026. But months of supply ranges from 2.7 in 84104 and 84108 all the way to 7.7 in 84101. One ZIP code can read very differently from the next.
  2. Your street matters as much as the broader market.
