More homes are for sale in Holladay, even as sales slowed

By Connie Roller
Real estate, Holladay

The biggest shift in Holladay right now is simple: more homes are sitting on the market at the same time fewer are selling. That changes what both buyers and sellers need to plan for, as of November 1, 2026.

The Real Estate Data Aggregator counted 199 homes for sale across Holladay in the three months ending August 31, 2026. That is up 20.6% from the same months a year before. So buyers have real options to compare. Sellers are sharing the stage with more competition than they were last year.

The Real Estate Data Aggregator counted 141 homes sold across Holladay in those three months, down 14% from a year before. Pending sales fell 12.5% to 154. Fewer buyers are signing contracts. That is the plain truth here.

Nationally, Realtor.com reported that active listings topped 1.16 million homes for sale in September 2026. Holladay's rising inventory fits that wider picture. More supply, slower demand, across the country.

The two ZIP codes tell different stories

Holladay covers two ZIP codes, 84117 and 84124, and they are not moving the same way right now.

In 84124, the median sale price was $848,675, up 8.5% year over year. Homes for sale actually fell 13.8%, to 75. Months of supply sits at 3.4, down slightly. Sales held flat. That is a tighter picture than 84117.

How fast are homes moving?

Both ZIP codes had a median of 38 days on market, according to the Real Estate Data Aggregator. In 84117, that is actually 7 days shorter than a year ago. In 84124, it is 9 days longer. So the homes that are selling in 84117 are moving a little faster, even as more of them sit unsold.

Homes in both ZIPs are still selling close to list price. The Real Estate Data Aggregator put the sale-to-list ratio at 98.2% in 84117 and 98.6% in 84124. That means sellers are not giving away big discounts, on average. But price matters more than it did.

Above-list sales and quick contracts

In 84117, 17.8% of homes sold above list price, up 5.3 points from last year, per the Real Estate Data Aggregator. That is a small bright spot. Still, only 25.8% of homes went under contract within two weeks of listing, down 6.9 points. Fewer buyers are rushing.

In 84124, 13.2% sold above list, down 11.8 points from a year before. And 30.8% went under contract within two weeks, down 15.9 points. That drop is notable. Quick offers are less common than they were.

What the national backdrop means here

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That slows buyers down everywhere, including Holladay. The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Holladay's two ZIP codes are moving in opposite directions around that national number.

Realtor.com also reported that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. In Holladay, sellers who price carefully are still getting close to list. Those who overshoot are likely sitting longer.

In short
  1. Holladay has more homes for sale and fewer buyers signing contracts.
  2. In 84117, inventory is up sharply and the median price fell 22.6%.
  3. In 84124, supply is tighter and the median price rose 8.5%.
  4. Both ZIP codes share the same 38-day median on market.
  5. Pricing carefully matters more now than it did a year ago.

One more thing worth saying: these numbers cover whole ZIP codes. One street can read very differently from the ZIP code around it. If you want to know what is happening on your block, just reach out.
