More homes for sale are giving buyers a little more room
The National Association of Realtors says the U.S. now has 4.9 months of supply, the highest level in over ten years. Here in this market, several ZIP codes already sit at or above that number. Two of them have crossed 7 months. That is the headline for the three months ending August 31, 2026, and it matters whether you are buying or selling.
More supply means buyers have more homes to compare. It also means sellers who price carefully tend to do better than those who do not. The numbers below show where that pressure is strongest and where things still move fast.
How much supply does each ZIP code have?
The Real Estate Data Aggregator counted months of supply for each ZIP code in the three months ending August 31, 2026. The range is wide. Some parts of this market still feel tight. Others have more homes sitting than buyers can absorb quickly.
The two ZIP codes with the most supply
ZIP 84101 has 7.7 months of supply, according to the Real Estate Data Aggregator. That is the highest in this market. Homes there took a median of 71 days to sell in the three months ending August 31, 2026. That is 12 days longer than the same period a year before.
ZIP 84102 sits at 7 months of supply, also per the Real Estate Data Aggregator. The median sale price there dipped 13.6% from a year ago, landing at $552,883. Homes for sale rose 37.5% year over year. Those two things together tell a plain story: more choices, and more pressure to price right.
ZIP 84111 is in the middle, but moving toward more supply
ZIP 84111 has 6.2 months of supply, up 2 months from a year ago, per the Real Estate Data Aggregator. Homes there took a median of 56 days to sell. That is 14 days longer than the same period last year. The median sale price rose 11.1% to $433,300, which is a good sign. But fewer homes sold, down 21.6% year over year.
Only 3.5% of homes in 84111 sold above list price in the three months ending August 31, 2026. That is down 7.3 points from a year ago. Sellers there are less likely to see a bidding war right now.
Where things still move quickly
Not every part of this market is slow. ZIP 84121 has just 3.1 months of supply. The Real Estate Data Aggregator counted 133 homes sold there in the three months ending August 31, 2026. Nearly half of all listings, 48.9%, went under contract within two weeks. The median sale price was $770,000, down just 1.7% from a year ago.
ZIP 84108 also stands out. Supply there is 2.7 months, down 1.3 months from a year ago, per the Real Estate Data Aggregator. The median sale price rose 6.4% to $990,000. Sales jumped 38.9% year over year. That ZIP is moving in a different direction from the rest of the market.
What the national picture adds
The National Association of Realtors reported that U.S. existing-home sales fell 2.0% month over month in August 2026. Year-to-date through August, they are up 1.6% from the same period last year. So sales are not falling off a cliff nationally, but they have slowed.
Freddie Mac put the average 30-year fixed mortgage rate at 7.40% as of October 8, 2026. The 15-year rate averaged 6.73%. Rates that high slow buyer decisions, which is part of why supply is building.
A closer look at pricing signals
Even in ZIP codes with more supply, most homes are still selling close to their list price. The Real Estate Data Aggregator shows sale-to-list ratios ranging from 96.9% in 84103 to 99.4% in 84104. That means sellers are not giving away large discounts on average. But the gap between a well-priced home and an overpriced one is wider than it was a year ago.
Days on market tell a mixed story
Some ZIP codes are taking longer to sell than a year ago. ZIP 84047 is up 11 days to 45 days. ZIP 84092 is up 14 days to 42 days. ZIP 84115 is up 12 days to 48 days. Those are real changes that sellers should plan for.
Other ZIP codes are actually faster. ZIP 84117 is 7 days shorter at 38 days. ZIP 84123 is 9 days shorter at 29 days. ZIP 84070 is 9 days shorter at 32 days. Speed still depends heavily on which street you are on.
What this means if you are selling
In ZIP codes above 5 months of supply, buyers have options. They are comparing more homes. A price that looks a little high is easier to skip when there are others to see. The homes that sold fastest in this market were priced to match what buyers could actually find nearby.
In ZIP codes below 3.5 months, the story is different. Buyers there still move quickly. ZIP 84104 and 84108 both sit at 2.7 months. In those areas, a well-prepared home can still draw strong interest.
What this means if you are buying
More supply means more time to think. In ZIP codes like 84101 and 84102, you have real room to compare, ask questions and negotiate. That said, Freddie Mac's 7.40% rate as of October 8, 2026 is still a real cost to plan around.
In tighter ZIP codes like 84121 and 84108, moving carefully still matters. Nearly 49% of homes in 84121 went under contract within two weeks, per the Real Estate Data Aggregator. Being ready helps.
- Supply is up across most of this market in the three months ending August 31, 2026. Two ZIP codes, 84101 and 84102, sit above 7 months.
- Several others are near or above the national figure of 4.9 months reported by the National Association of Realtors.
- A handful of ZIP codes remain tight.
- One street can read very differently from the whole ZIP code, and that is where the real answer for your home lives.
