More homes to pick from, but not every part of the market is slowing

The one fact that changes what you should do right now: more homes are sitting on the market. The National Association of Realtors counted 1.60 million homes for sale across the country in September 2026. Here in Salt Lake City, the Real Estate Data Aggregator found the same trend in the three months ending August 31, 2026. In some ZIP codes, inventory climbed 59%. That means buyers have more to compare. It means sellers need to price carefully, because not every home is moving at the same pace.

Where inventory jumped the most

The Real Estate Data Aggregator counted 124 homes for sale in 84117 in the three months ending August 31, 2026. That is up 59% from the same months of 2025. In 84094 (Sandy), homes for sale rose 42.2%, to 64. In 84102, they rose 37.5%, to 110. More supply gives buyers room to compare and think. For sellers in those ZIP codes, prep and price matter more than they did a year ago.

Not every ZIP code is slowing down

84121 tells a different story. The Real Estate Data Aggregator found that nearly half of homes there, 48.9%, went under contract within two weeks of listing in the three months ending August 31, 2026. That share rose 6.8 points from a year before. The median sale price dipped just 1.7%, to $770,000, and homes sold in a median of 30 days, five days faster than the year before. Supply there sits at only 3.1 months. That is a tighter market than most of the city.

84104 and 84108 also held firm. In 84104, the Real Estate Data Aggregator counted 2.7 months of supply, and homes sold at 99.4% of list price. In 84108, the median sale price rose 6.4%, to $990,000, and 37% of homes went under contract within two weeks.

In those ZIP codes, sellers are waiting longer and, in some cases, getting less. The median price in 84117 fell 22.6%, to $620,000. In 84115 it slipped 4.7%, to $448,000.

Rates are adding to the equation

Freddie Mac put the average 30-year fixed rate at 7.32% as of October 22, 2026. That is above the 7% mark that Realtor.com noted was crossed for the first time since January 2025. Higher rates slow some buyers down. That is part of why more homes are sitting longer in parts of this market.

Nationally, the National Association of Realtors reported 3.99 million existing homes sold in September 2026, with prices up 1.3% from a year before. That broad picture matches what the Real Estate Data Aggregator shows locally: prices are mixed, some up and some down, depending on which street you are on.

What this means for you

If you are a buyer, you have more options in several ZIP codes than you did a year ago. Take your time and compare carefully. If you are a seller, the data from the three months ending August 31, 2026 shows that well-priced homes in the right ZIP codes are still selling in under 30 days. Homes that are priced above what buyers will pay are sitting. The gap between those two outcomes is real.

In short
  1. Inventory is up in most of Salt Lake City, and rates are above 7%.
  2. Some ZIP codes like 84121 and 84104 are still moving quickly.
  3. Others like 84101 and 84111 are taking much longer.
  4. One street can read very differently from the whole ZIP code.
