Holladay has more homes for sale, even with fewer deals closing

Real estate, Holladay

The biggest shift in Holladay right now is this: more homes to choose from, but fewer actually selling. The Real Estate Data Aggregator counted 199 homes for sale across Holladay in the three months ending August 31, 2026. That is up 20.6% from the same three months in 2025. At the same time, only 141 homes closed, down 14% from a year before. More supply and fewer closings means buyers have room to compare, and sellers have to work harder to stand out.

This is not just a Holladay story. Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Realtor.com also noted that 20.8% of listings had price cuts, the highest share since October 2022. Holladay is feeling the same pressure that sellers across the country are feeling.

Mortgage rates add to that pressure. Freddie Mac put the average 30-year fixed rate at 7.40% as of October 8, 2026. That is real money on a monthly payment, and it shapes what buyers can afford to offer.

The two ZIP codes tell different stories

Holladay sits in two ZIP codes, 84117 and 84124, and they are not moving the same way right now. It helps to look at them side by side.

In 84117, the Real Estate Data Aggregator shows the median sale price fell to $620,000, down 22.6% from a year ago. That is a real dip worth noting. Homes for sale jumped 59% in that same ZIP. Supply at 5.2 months of inventory gives buyers real leverage there.

In 84124, the picture is calmer. The Real Estate Data Aggregator put the median sale price at $848,675, up 8.5% from 2025. Homes for sale actually fell 13.8%. At 3.4 months of supply, that ZIP is closer to balance. Sales held steady, unchanged from a year ago.

How fast are homes moving?

Both ZIP codes landed at the same median: 38 days on market, according to the Real Estate Data Aggregator. But the direction is different. In 84117, that is 7 days shorter than last year. In 84124, it is 9 days longer. Homes that are priced well are still finding buyers. Homes that are not are sitting.

Sellers in both ZIPs are still getting close to their asking price. The Real Estate Data Aggregator shows 84117 averaging 98.2% of list price, and 84124 averaging 98.6%. That is good news. But it only holds when the list price is set right from the start.

Fewer homes are going under contract quickly

One signal worth watching is how many homes go under contract within two weeks of listing. In 84117, the Real Estate Data Aggregator shows 25.8% did, down 6.9 points from last year. In 84124, 30.8% did, down 15.9 points. Fewer quick contracts means buyers are taking more time. That is a shift sellers need to plan for.

Pending sales across all of Holladay came in at 154, down 12.5% from a year ago, per the Real Estate Data Aggregator. New listings across both ZIPs totaled 192, down just 1%. More homes coming in, fewer going out: that math keeps supply climbing.

In short
  1. Holladay has more homes for buyers to look at and fewer sales closing than a year ago.
  2. In 84117, supply rose sharply and the median price fell 22.6%.
  3. In 84124, supply is tighter and prices are up 8.5%.
  4. In both ZIPs, homes that are priced well are still selling close to asking.
  5. The ones that are not are taking longer.
  6. Nationally, Realtor.com reports price cuts hit 20.8% of listings in September 2026, the highest since October 2022, so Holladay is not alone in this.

One last thing to keep in mind: the numbers above cover two full ZIP codes. One street can read very differently from the whole. If you want to know what is happening right where you live, just reach out.
