One part of Holladay is loosening up, while another stays tighter
Holladay is not one market right now. It is two. The Real Estate Data Aggregator counted 188 homes for sale across Holladay in the three months ending July 31, 2026. But that number hides a real split between ZIP 84117 and ZIP 84124.
The split: more room in 84117, less in 84124
| 84117 | 84124 | |
|---|---|---|
| Months of supply | 4.6 months | 2.9 months |
| Homes for sale | 116 | 72 |
| Change in inventory vs. last year | +39.8% | -19.1% |
| Median sale price | $722,628 | $823,000 |
| Median days on market | 36 days | 33 days |
| Sale to list price | 98.4% | 98.7% |
In 84117, the Real Estate Data Aggregator counted 116 homes for sale. That is up 39.8% from the same period last year. Supply sits at 4.6 months, up 2.1 months from a year ago. Buyers there have more choices. Sellers have more competition.
In 84124, the picture is different. The Real Estate Data Aggregator counted just 72 homes for sale, down 19.1% from a year ago. Supply is 2.9 months, down 0.6 months. Fewer homes are coming to market, and pending sales are actually up 6% from last year.
Nationally, price cuts are at a four-year high
Realtor.com reported that 20.8% of listings nationally had price cuts in September. That is the highest share since October 2022. That national pressure matters here, because 84117 is showing similar signs of softening.
In 84117, homes sold were down 22% from a year ago, according to the Real Estate Data Aggregator. Pending sales fell 26.3%. The share of homes going under contract within two weeks dropped 3.5 points to 33.3%. Not every home is selling fast there.
Prices are still holding in both ZIPs
The Real Estate Data Aggregator shows 84117 prices up 6.4% year over year, to a median of $722,628. That is real growth, even as more homes sit on the market. In 84124, prices edged up just 0.7% to $823,000. Both ZIPs are holding value, but the paths are different.
Sale-to-list price tells a similar story. The Real Estate Data Aggregator put 84117 at 98.4%, down just 0.2 points. In 84124 it was 98.7%, unchanged from last year. Sellers in both areas are still getting close to what they ask.
Rates are making buyers more careful everywhere
CNBC reported that the average 30-year fixed rate climbed to 7.30% in the week ending September 30, 2026. A Mortgage News Daily survey put it at 7.58% on Tuesday. Realtor.com noted rates crossed 7% for the first time since January 2025. That slows decisions for buyers in both parts of Holladay.
The Federal Housing Finance Agency reported U.S. home prices rose 2.6% from July 2025 to July 2026. Holladay's 84117 is outpacing that. 84124 is just below it. Both are moving, but in very different conditions.
What this means if you are selling
In 84117, you have more neighbors competing for the same buyers. The Real Estate Data Aggregator counted 124 new listings in just three months. Pricing carefully matters more than it did a year ago.
In 84124, supply is tighter and pending sales are rising. The Real Estate Data Aggregator counted 71 pending sales there, up 6% from last year. Homes are still moving, and 42.3% went under contract within two weeks.
What this means if you are buying
In 84117, you have more homes to look at. The Real Estate Data Aggregator shows 4.6 months of supply. That is more breathing room than a year ago.
In 84124, expect less choice and faster decisions. With only 2.9 months of supply and inventory shrinking, well-priced homes are not sitting long.
- Holladay is two markets.
- ZIP 84117 has more homes, more competition, and softer sales numbers.
- ZIP 84124 has less inventory, rising pending sales, and a tighter feel.
- One street can read very differently from the ZIP code as a whole.
- Your home's story depends on exactly where it sits.
